Klas Properties of Stevens Point is proposing the construction of a $3.1 million medical/dental complex on the site of the former Cooper Motors site in the 500 block of Division Street.
The property is within a Tax-Incremental District (TID), and the company asked the city of Stevens Point for $750,000 in TID funding for the project.
Mike Wimme of Klas Properties, which owns Klasinski Clinic, said the initial proposal calls for construction of a 20,000-square-foot, brick and masonry building on the north part of the site.
He said the site would also have the potential to construct additional related medical facilities to the south and west.
“The vision of the complex is to create a campus-type feel for medical/professional facilities that would be capable of accommodating up to 40,000 additional square feet within the adjacent parcels,” he wrote.
Wimme said the main tenant would be pediatric and dental, with three to seven tenants in the building, with the potential employment of 30 to 40 professional, technical and clerical staff.
Potential tenants are interested, he wrote, but Klas must be competitive with its lease rates and has several impediments to overcome before the project begins.
Because of the high expense for the property and the removal of the blighted structure and site, Wimme said competitive lease rates cannot be attained for the facility without some assistance.
